Members present: Paul Currier, Chair; Jon Warzocha, Vice-Chair; Nancy Teach; Pat Moyer; Harvey Pine; Duncan Coolidge, ex-officio; and Art Urie
Also present for duration of appropriate items: Dave Powers, Zoning Administrator; Lenny Caron; Robert and Karen Richardson
Paul Currier advised the Board that he is taking a leave of absence, and Jon Warzocha will take over as acting chair, and Harvey Pine has agreed to be acting vice-chair.
Completeness Review: McDonald’s Tanning Salon site plan review
A Site Plan Review application was received; however, as there was no plan submitted, the Board was unable to act on it. Warzocha will contact Mr. Rodewald requesting a plan. Upon receipt of the plan, the Board will schedule a completeness determination and public hearing for its May 23 meeting.
Dave Powers for Bill Bardsley: Dave indicated Mr. Bardsley has cabins that have been rented out during the summer for quite some time. One cabin has not been rented out in some time and has neither water nor electric.
Bardsley would like to have electric run off one of the other cabins, and the state says neither water nor electric is necessary in order to rent the cabin out. The property is in the A/R district, and Bardsley wanted to know if there were any zoning concerns.
The Board determined that because this is an existing non-conforming use, it is not relevant that it has not been used; however, Bardsley would have to make it clear that this cabin is seasonal only.
Informal Consultation: Robert Richardson – home occupation on Currier Road. Currier indicated the Richardsons will attend the meeting to discuss operating a vehicle repair shop in their garage at their residence on Currier Road. The Richardsons joined the meeting as it was adjourning, and Warzocha explained to them they need a Special Exception approval by the Zoning Board of Adjustment.
Additional Items: The Board voted unanimously to have the Selectmen appoint Lenny Caron as an alternate member of the Board.
