Announcements: Site Plan Review application was received from Proctor Academy pertaining to the proposed new dining hall.
Elwin Barton: Lot merger for property on Potter Road. Mr. Barton explained his proposal to merge two lots on Potter Road. Currier advised that a lot merger/subdivision application along with abutter list is necessary for him to complete. A hearing is scheduled for Tuesday, May 12, at 7:30 PM.
Non-Binding Consultation: Wilfred Durgin Subdivision. The public hearing was reconvened at 7:30 PM. There being no public present, the hearing was closed at 7:31 PM. The board voted unanimously in favor of approving the subdivision.
Jerry and Jim Hersey: Subdivision on Sam Hill Road. Their easement provided for a reserve lot to be taken out; however, there would not be enough road frontage for their proposed location, as there is a 100’ setback from Sucker Brook required by the easement for forest management purposes and access. Ausbon Sargent Land Preservation Trust (ASLPT), the easement holder, states it has to “average” 100’ from the brook.
Upon review of the proposal, the board determined it did not meet the zoning criteria; however, the board offered two options, and the Herseys will speak with ASLPT regarding the options.
Proctor Academy: Site Plan Review for New Dining Hall. The board reviewed the application and plans that were received. Several items were missing from the plan, and the board was not able to make a determination. Paul will contact Proctor regarding the plans and application.
Zoning Administrator Discussion
Twenty building permits have been issued this month to date – two for minimum remodel; one for boiler replacement; for demolition of structures; and 15 for solar.
A complaint was received for the former Patten’s Garage. Dave went to the property, and there was no Open sign; however, there was an apartment in use, eight vehicles on-site, along with two trailers and a boat with a trailer. A Cease and Desist was issued for the vehicles and the apartment; however, no Site Plan Review was done.
If enforcement moves forward, some type of approval by the Planning Board for existing is necessary. Discussion took place regarding enforcement procedure.

Warzocha will take the initiative to draft a letter to the Board of Selectmen requesting more resources for the filing system.
