The Board reviewed the Board of Selectmen’s letter to Mr. Guiheen regarding his application for a lot line adjustment.
Zoning Administrator
In review of the Mark Thompson application for a boundary line adjustment, a building permit has not been issued for the construction. A Notice of Violation letter will be sent.
A telephone complaint was received regarding a shed being built on Emery Road too close to the road, and there is no building permit issued.
A Notice of Violation needs to be sent to Mr. Jackman at the former Patten’s Garage regarding a complaint about the number of unregistered vehicles, and Dave will advise Mr. Jackman that he should come before the Planning Board.
Non-Binding Consultation for Mary and Michael Bourque, Country Pine property on the corner of Route 11 and Pancake Road.
The Bourque’s are interested in purchasing the property and asked what is allowed to new owners and if the current site plan is transferrable. They are proposing the sale of pine boards, custom sheds, and cupolas along with custom built and lumber for do-it-yourself; along with a small showroom and an office.
They are also considering continuing the U-Haul business for a short while. There will be an aesthetic clean-up and interior renovations.
Dave Powers reviewed the Country Pine file and found the approval for the U-Haul business limited to six vehicles along with the limitation on signage for the U-Haul business. Currier states this is not a non-conforming use nor a significant enough change of use, however, a site plan review would be beneficial.
Proposed Ragged Mountain Residential District: John and Sooze Hodgson provided background information from the mid-1970s relative to the Zoning Ordinance.
Proposed Zoning Ordinance Amendments – Use Tables: The Board reviewed and updated the Use Tables, and Paul will distribute the revised tables to Board members.
