1. Teach indicated that an engineer for Dan Merzi contacted her inquiring what needs to be done for a Site Plan Review.  Moyer mailed a letter to him regarding coming before the Planning Board.

Update on the Verizon Site Visit, Tax Map 28, Lot 090-242

Members of the Planning Board, Selectboard, Conservation Commission, Road Agent John Thompson, Dave Pilla, forester, Victor Manougian, Attorney for Verizon, and Matt Tilden, Project Manager with Dewberry Engineering Inc attended the visit on April 25, 2018.  An interest in donating the wood from the trees that are to be removed to Kearsarge Regional Ecumenical Ministry was express by the Conservation Commission, the Planning Board and the Selectboard indicated they were in agreement with this as long as there will be no expense or labor required by the town.   Teach stated she would consult with Manougian and Tilden regarding plans for the wood. Currier stated that Verizon was vague on how much will be cleared – they had previously indicated the 50’ x 50’ pad area and the necessary slope area. The Selectboard signed the lease agreement. It was determined that in order for a building permit to be issued, the clearing limits need to be verified as being limited to the extent of concrete pad as contemplated in the Site Plan Review.

Non-Binding Consultation:  Josh Gee – Currier Road, Tax Map 3; Lot 728-495

Gee previously came before the board regarding a dispute with his neighbor Zach Barton. Since then, Gee has received a letter from Tall Pines Realty on behalf of the neighbor regarding the culvert and water run-off.  Gee stated he has relocated his driveway per the Planning Board and Selectboard recommendation and has concerns about the culvert. He asked if the culvert could drain into the 15’ setback. Phelps asked if the run-off would still go onto the neighbor’s property and Gee responded that it has always gone onto the neighbor’s property.  The Planning Board advised Gee that the driveway and culvert are not structures and are not subject to the setback requirements for structures in the Zoning Ordinance.

Non-Binding Consultation: Art Urie and others to create a condominium at 164 Main Street; Tax Map 19, Lot 628-252

Urie stated he previously received approval for 4 commercial spaces in the office building along with a Post Office building.  Urie is investigating at this time to convert the current residential / office buildings changing the two buildings to a commercial condominium.  Urie asked if there were any legal density obstacles and the response was they would need subdivision approval to create a condominium. Teach asked if the intent was to continue with the existing three commercial units and one residential unit and the response was it may end up with four commercial units per the previous Planning Board approval.  The other building will continue to be rented to the United States Post Office.

Review and Prioritize 2018 Planning Board tasks

The task list was reviewed and discussed by the board and will continue at subsequent meetings.

There being no further discussion, the meeting was adjourned at 9:00 p.m.
