Andover Home Sales for 2020 Increased Over 2019

Market still good for sales during holidays

By Ty Morris

According to the New England Real Estate Network and the MLS, 53 properties sold in Andover (so far) in 2020; nine parcels of land and 44 single family homes. The highest selling price for a single family home was $697,000, and the average is $271,256. The median days on the market is 29. (I use median because in a small-town market, one or two homes can drastically skew the average statistics.)

Past Comparison

In 2019, 33 single family homes sold with a median days on the market of 68 and an average sale price of $257,057. In 2018, 26 single family homes sold, with 46 median days on the market and an average sale price of $249,592. This reflects an 8% sale price increase in three years and a sharp increase in demand for the town of Andover.

County Comparison

In Merrimack County, the average sale price for 2020 was $313,664, and median days on the market was nine. Since 2018, prices have increased an average of 16%, a remarkable increase in demand.

Current Market Conditions

The year is not over! 2020 has brought many unique characteristics in our real estate market, and a high buyer demand continues to show. This holiday season will bring back the best New England has to offer: holiday decorations and soft blankets of snow.
