Continued Discussion: Site Plan Review for Julia Rector, President of Hershwin Realty LLC, for property at 46 Main Street.
Rector presented a site-plan review application, septic design, and a site plan indicating the pedestrian crossing and trash removal. Also presented was a letter from Deb Hinds indicating the septic capacity being satisfactory. The application was reviewed for completeness and the following waivers were approved:
- Shape, size, height, and locations of proposed structures. Because no changes are proposed outside of the existing building footprint, the Board accepts a hand-drawn sketch plan.
- Vicinity sketch. The board agreed to accept the vicinity sketch in the file.
- Proposed streets, driveways, parking spaces, and/or sidewalks. There are no proposed changes to the existing parking.
The Board voted unanimously in favor of deeming the application complete.

Rector presented a traffic (pedestrian) count (study). There being no public input, the Board voted unanimously to approve the site plan with the following conditions:
The applicant receives state water system / health approval.
The applicant provides a copy of the site sketch.
Other Items for Consideration
Frank Baker came before the board regarding Thompson Point Lane and the fact that one of the property owners has put an obstruction in the deeded right-of-way. The Board advised Mr. Baker that they have no jurisdiction over this type of matter, and he should address it with the Board of Selectmen.
Planning Board members are invited to a Board of Selectmen meeting to discuss enforcement concerns.
